Gutter needs in Pritchardville split two ways: new homes with builder-installed gutters, and older rural places on large lots. This unincorporated Beaufort County community sits on SC 46 between Bluffton and Hardeeville, and A&A Island Services covers it from Bluffton.
New Builds, Rural Lots and Flat Ground in Pritchardville
Most of the housing is new. Census estimates for 2020 to 2024 count 4,621 homes in the tract that holds Pritchardville, and about 69% were built in 2010 or later. Fewer than 100 date from before 1990. One Palmetto Pointe listing describes a 2019 home on a 0.13-acre lot with a path to Pritchardville Elementary behind it. Nearby, Tri Pointe Homes bought land in 2026 for 76 homesites in the final phase of New Riverside, a 3,600-acre planned development.
The rural side runs deep. The community takes its name from nearby Pritchard Farms. It had one of the three volunteer fire departments that formed the Bluffton Township Fire District in 1978, and residents began work in 2005 on a plan to keep the SC 46 corridor rural. A current Davis Road listing offers large unrestricted parcels with septic systems and no HOA.
The ground ties it together. The county's 2010 comprehensive plan describes Beaufort County as flat and low-lying, with 73% of its soils classed as hydric: slow to soak up water and quick to shed it. Roof water dropped at a downspout tends to sit, so discharge points matter as much as the gutter. Oak scenery marks the SC 46 scenic byway, and pines are common across the county.
