Gutter work in Sea Pines is shaped by the trees, which the ARB's guidelines describe as tall pines and oaks the community strives to preserve. A&A Island Services has spent more than two decades on Lowcountry gutters, and our owner works every job.
What Sets Gutter Work in Sea Pines Apart
Sea Pines houses span six decades. Wikipedia's history of the resort says the best examples of the original Sea Pines Style, built from 1961 to 1973, had low roof slopes, large overhangs and earth-tone colors, and that most of them, including every one on a beachfront lot, were later torn down for larger homes. A Cedar Management Group profile counts almost 4,000 homes and more than 2,000 villas in Sea Pines. A low-slope roof sheds water slowly, so needles settle in the trough instead of washing through.
The shade is permanent. CSA maintains about 1,200 acres of open space and more than 600 acres of the Sea Pines Forest Preserve, and a trunk touching or nearly touching a roof eave is one of the cases in which the ARB says it will consider a removal. For most owners, the gutters, not the trees, are what can change.
The ARB writes gutters into its rules, too. Its existing-home rules name rain gutters and diverters among the things to keep free of debris, and on patio-lot homes it requires gutters and downspouts on the patio-wall side so roof water stays off the neighbor's lot.
